About the property
Big Barn is a newly built, luxury holiday home for families and groups of friends with everything you should need to socialise and relax. Complete with an open-plan kitchen, perfect for chef-prepared dinner parties, a spacious garden for alfresco dining and an indoor pool for morning swims, you'll never be short of entertainment here. Being only an hour's drive from the Cotswolds, this beautiful estate offers stunning lakeside and woodland walks for you and your four-legged friends, too.
The space
Paving the way with farmhouse flagstone flooring, this striking property begins with a beautiful country-style living room, complete with three leather sofas, a Smart TV and a cosy wood-burning stove.
Meanwhile, the bespoke, fully fitted kitchen is a fabulous area to be with friends and family. You will have access to a range cooker, American fridge/freezer and a wine cooler, along with all the other mod cons you can think of. There is a large oak dining table, perfect for delicious banquets prepared by a professional chef if you don't feel like cooking.
The ground floor is complete with a wet room with rain shower, wash hand basin and WC.
There are three bedrooms on the ground floor, two are en-suite and one is next to a bathroom (wet room). The other three bedrooms are upstairs and comprise one double with an en-suite, one double with zip link beds and an en-suite and the master bedroom which also has an en-suite. All rooms are finished with quality linens and furnishings, TV and designer bathrooms, while pool towels and adult dressing gowns are also provided.
Outside, you will have access to a large lawned garden with a pergola, garden furniture and a pool house with a large swimming pool and loungers.

Guest access
The property is accessed via a private entrance and a member of the estate staff will be on hand to meet and greet guest on arrival. We request that you call 15 minutes prior to arrival and you will be met at the gates.
Sustainability
We plant a tree for every booking we make to help offset some of the carbon emissions generated by our stays.

Pool: The swimming pool is 8m x 4m and 1.4m deep and heated to 28 degrees.
Deposit: Bookings are subject to a non-refundable deposit of 30% of the booking value plus applicable booking fees with the balance payable 60 days before the date of travel.
Accidental Damage Deposit: To maintain the highest standards in our properties, guests will need to pay a refundable Accidental Damage Deposit of £500 prior to their stay. An advance payment as detailed in the booking summary can be made to waive this requirement.
House rules
Strictly no smoking on all the premises or grounds Up to 4 dogs are permitted - fee displayed in your booking summary Dogs should never be left unattended and are not allowed on the furniture or in the bedrooms. They can run free in the enclosed garden but must be kept on a lead at all other times and are not allowed near any of the areas where sheep graze Please keep noise to a minimum
